Is the cost of home construction in South-East Queensland is relatively constant across the entire industry?

Courage Homes HomeThe finished prices of homes built in Queensland, price per square metre, irrespective of the company, seem to be remarkably similar when the real contract prices are studied.

So called “discount” builders’ finished prices are at significant variance with their advertised price when earthworks, foundations, drainage…..etc. are included. Every builder, irrespective of scale, employs trades people. Every plumber, electrician, carpenter, cabinetmaker, tiller……etc. sub-contracts to their building company at a price.As a home buyer, look for value in a builder’s long term relationship with their trades and for a high standard of workmanship. “Pay peanuts and get monkeys” is a cliche with its roots in fact.

Tradesmen offer their services at a price that allows them to make a living not a loss, plumber, electrician, carpenter, cabinetmaker, tiller……etc. look for work and price their contracts to meet the market. Cheap labour is not a feature available to any company. Materials are also available to the market from the same suppliers.Some large project home builders may have economies of scale but only on directly purchased items, not those supplied by smaller contractors.

There are no mysteries in house pricing, statistics on all home contract prices are available through the QMBA and local councils as taxes are levied on the contract value. The actual costs of construction per square metre vary very little by comparison. An advertised price of $800.00 per m² will usually result in a real price several hundred dollars more when all variables and exclusions are accounted for.
